Well-planned corporate workspace with great amenities—lift efficiency needs improvement I work at 43EQ Smartworks, Balewadi, and overall, it’s a very well-designed and comfortable corporate workspace. The building itself is impressive, with around 19 floors and a modern, professional vibe. The infrastructure is solid, and the premises are clean, organized, and well-maintained. One of the big plus points is the availability of two cafeterias—one on the 4th floor and another on the 19th floor—both offering decent food options and good seating spaces for breaks. There are ample parking facilities in the basement, which is a huge relief in this area. The building also houses multiple amenities like a gym, indoor games area, and a turf, making it convenient for employees to unwind before or after work. The location is another strong advantage—very close to the metro station, which makes daily commuting much easier. Connectivity inside the building is supported by 8–10 lifts, but this is honestly the only area where the experience falls short. The lift system doesn’t seem to be optimally coded or managed. During peak hours, waiting time for lifts becomes very long, which can be frustrating, especially when entering or exiting the building. With such a large number of floors and employees, improving lift efficiency would significantly enhance the overall experience. Apart from this one concern, everything else works well. The cafeteria quality is good, common areas are spacious, and the overall environment feels professional yet comfortable. With a better lift management system, 43EQ Smartworks could easily be a near-perfect corporate workspace in Balewadi. As it stands, it’s still a very good place to work, offering convenience, amenities, and accessibility under one roof.
The building itself is very good spacious, well organized and maintained. However, the biggest nightmare here is the lift. Waiting for it, especially during peak hours, is extremely frustrating and time-consuming. Also, the coffee machines in the common area need major improvement as the quality and maintenance are not up to the mark. I’m deducting 2 stars for these two issues. Other than that, the place has good potential and can definitely do much better with a few improvements.
One star for poor planning, after visiting for around a year into this building. It’s comparatively a new building, couple of points which I think building management could have done better. Issues that I think needed to be addressed. 1. The location issue - there is hardly any space for any car/auto to drop off office employees if they are obtaining self service. As there is no space infront of the building due to metro construction. And the road is also pretty narrow considering the buildings around it. 2. Parking in/out area issue- if you come via two wheeler there is a blind spot when you are going out of the building. As there is slight deviation once you are coming out of the parking space and the deviation is quite risky as that is 4 wheelers way out. 3. Parking space issue - the parking space for 4 wheelers are made comparatively smaller. For a bigger car there will always be hurdle. 4. Lift issue- There are 19th floors, where 3 belongs to 4 wheelers and 1.5 belongs to cafeteria( not including the basement parking). So if considered single floor sitting capacity around 200-300( not exact), around 14 floors employee capacity would be around 3k to 4K. Lift to commute are 8 with a capacity of 22 people i.e 176 in total. There is no direct or indirect proportion to the total capacity against the lift capacity at a single time during peak hours. 5. Waiting time issue- this is related to the above point. As there is hardly any correlation between the lift capacity against the total capacity, it in turn cost your time to commute between floors. As the staircases are only available for emergency. 6. Water issue- the basement 2 parking has some water treasure(might be drain water) as there is always water on the floor with a very unpleasant smell. Not sure if this can be fixed.
1. Lot of issue with parking here. You will not get parking if you late by 12 even. And you need to park vehicle outside. And my experience when I parked my bike outside someone did puncture in both tyres. 2. Lifts are very slow. If you wanna go upper floor you need to wait at least 5 minutes to catch the lift.
Two big problems which needs attention - 1. Lift is poor. There are 6 cars but when we call it, it takes lot of time. During peak hours, the lifts are so much crowded that sometimes it suffocates. Solution - Simple solution would be to keep dedicated lift cars for floor 15 and above. This will reduce the crowd and time for lower floors. Edit 1: They asked me to send email with this problem which I did and that email was discarded and ignored. So they not just have poor infrastructure, they lack basic operational skills as well. 2. Car parking space - When we have to park XUVs and SUVs, it is really difficult. The space is just sufficient whereas, we need little more space for the sake of ease. I don't know how can this be fixed. 3. Parking B2 always has a drainage problem. Somehow urine is always spoiled there on that floor and poor workers manually clean it. This is kind of a harrasment towards the employees. Its been 3 weeks since this has happened and no-one bothered to fix it. Overall its really disappointing experience and there is a lot of scope for improvement. I would give -5 stars if I could. Pathetic.
